When an Okemos house needs updating before it can sell
Okemos has the highest home values of any area on this site: owners put the median at $336,800. Half its homes were built in 1984 or later, and only 6% before 1950.
That mix creates a common problem. A house that has had one owner for thirty years often still has its original kitchen, baths, windows and roof. Buyers paying Okemos prices expect those updated, so the usual advice is to spend money and months on a remodel before you list.
When that is not realistic, for example because the owner is moving into assisted living or the house was left to the family, Dave buys it as it is. For an inherited house, he helps with the probate process from start to finish and handles the cleanout and trash removal. More on that: selling an inherited or probate house.

Two ZIP codes and several school districts
Pioneer Freeman Bray platted the village in 1841 as Hamilton, but residents called it Okemos after the Ojibwe chief John Okemos, and the legislature made that the official name in 1859. Okemos is served by two ZIP codes, 48805 and 48864. Most of it is in Okemos Public Schools, but parts of the Okemos census area are in the Williamston and Mason school districts, so the district that serves a given house depends on the parcel, not the mailing address. Dave buys across all of it.
Two of the oldest landmarks sit on the old plank road between Detroit and the capital. Ferguson Park, on Okemos Road along the Red Cedar River, is thought to be where Chief Okemos met with other chiefs, and the Hamilton Building at 2160 Hamilton Road, near the Four Corners, is the oldest commercial building in town: it held its first ice cream social in 1904, was built for the Odd Fellows, and its planks came from the walnut grove it stands on. Nearby are the Goetsch-Winckler House, one of Frank Lloyd Wright’s early Usonian houses, the Meridian Historical Village and the Meridian Mall.
Records and courts for an Okemos home
Okemos homes are in Ingham County. An inherited Okemos house goes through the Ingham County Probate Court, and the deed is recorded with the Ingham County Register of Deeds in Mason. Because Okemos has no city government, the property tax bill comes from the township the house sits in, usually Meridian.
Meridian Township is run by a seven-member board: a supervisor, a clerk, a treasurer and four trustees. The township collects the current year’s taxes; any left unpaid are turned over to the county treasurer the following March, and from then on the county’s fees and interest apply. If a parent’s Okemos house is part of an estate, the probate filing is made at the Veterans Memorial Courthouse on West Kalamazoo Street in Lansing.
