How it works

  1. 1

    Tell us about the house

Fill out the short form or call. Dave or his team calls you back within 24 hours at most, and within minutes when available.

  2. 2

See the house and get an offer

No showings. Then you get a no-obligation cash offer.

  3. 3

You decide, you pick the date

No pressure and no obligation. If you accept, we close on your timeline, in as little as 10 days, with a local title company.

How foreclosure works in Michigan

Most Michigan foreclosures are done “by advertisement,” outside of court. Knowing where you are on this timeline tells you how many options are still open. The earlier you act, the more of them you have.

  1. 1. Notice is published

The lender publishes a notice of the sale once a week for 4 weeks in a local newspaper and posts it on the house within 15 days of the first publication (MCL 600.3208).

  2. 2. Sheriff sale

The house is sold at a sheriff sale in the county where it sits.

  3. 3. Redemption period

After the sale there is usually still time to redeem the house: 1 year by default, 6 months for most homes where more than two-thirds of the original loan is still owed, and as little as 1 month if the house is abandoned (MCL 600.3240).

Dave buys houses during the redemption period, too.

Talk to your lender and a free counselor too

A loan modification, a repayment plan or a forbearance may let you keep the house. The State of Michigan lists free foreclosure-prevention counselors. Call your lender and a counselor, and compare what they offer with a sale. If selling is the better fit, we are here.

When selling makes sense

  • • You cannot catch up on payments and want to leave on your own terms.
  • • The house needs repairs you cannot afford before listing it.
  • • You need a closing date that fits a deadline, not a buyer’s loan approval.
