A newer Holt house with payments behind

Holt more than doubled in twenty years, from 11,315 people in 2000 to 25,625 in 2020, and its housing is newer than most of the area: the median Holt home was built in 1987.

A newer house usually means a newer mortgage, with less equity built up. When a job loss, a divorce or medical bills put the payments behind, an owner with little equity can run short of options sooner than someone who has owned for decades.

If that is you, start with your lender and a free HUD-approved housing counselor, because there may be a way to keep the house. If selling makes more sense, Dave can close on your timeline, and he also buys during the redemption period after a sheriff sale. Our guide to how foreclosure works in Michigan lays out the deadlines.

From Delhi Center to Holt

Holt was called Delhi Center until 1860, when its post office was renamed for Postmaster General Joseph Holt to avoid confusion with Delhi Mills in Washtenaw County. The northern part, once known as Five Corners or North Holt, began as a separate settlement. Today Holt sits between Interstate 96, US-127 and M-99, about 6 miles northwest of Mason, and CATA Route 8 serves it. Most of Delhi Township is in Holt Public Schools, with some parts in the Mason and Eaton Rapids districts. Holt also sits on Michigan’s longest esker, a glacial ridge that runs roughly 20 miles from south Lansing to just past Mason.

Delhi Township’s first permanent settlers, John Norris and Fred Luther, arrived in 1837, and by 1857 Delhi Center had a post office, a hotel, a tavern and several other businesses. Holt is now the second most populous census-designated place in Michigan. The Grand River crosses the southwest part of the township and Sycamore Creek the northeast, Michigan State University’s Horticulture Teaching and Research Center is here, and the village of Dimondale is about 6 miles to the west.

Holt property taxes and records

Holt is in Ingham County, a short drive from the county seat in Mason, where the Register of Deeds and the County Treasurer have their offices. Holt is not a city, so the property tax bill comes from Delhi Charter Township; taxes left unpaid move to the Ingham County Treasurer.

With so much of Holt built in recent decades, many owners are still paying a mortgage. If those payments fall behind, a Michigan mortgage foreclosure ends in a sheriff’s sale, and for most homes the redemption period after it lasts 6 months or 1 year. You can keep living in the house during that time, and Dave buys during it, so a sale is still possible after the sale date has passed. Our Michigan foreclosure guide has the full timeline.
