A Lansing address that is not in the city of Lansing

Lansing Township is six separate pieces of land bordering the city of Lansing, what remains after Lansing and East Lansing absorbed most of the original township. Many of its homes carry a Lansing mailing address, so it is easy to mistake one for a city house.

It matters when you sell. Property taxes and local ordinances come from the township, not the city. Check the tax bill: it names the unit that taxes the house.

Fewer than half of Lansing Township homes (48%) are owner-occupied, so many sellers here are landlords. Dave buys rentals with tenants in place, including houses where the occupants refuse to leave.

The Census puts the township’s median rent at $954 a month, below the Ingham County figure of $1,058. If the rent no longer justifies the repairs an older rental needs, Dave can buy it as it stands and close through a local title company.

A township of six pieces

The township was organized in 1842 and named for Lansing, New York. It first lost land in 1859, when Lansing incorporated as a city, and annexations since have cut it from 36 square miles to about 4.9. The western section held the General Motors Lansing Craft Center and Lansing Metal Center plants, both closed in 2006, and includes the Edgemont Park neighborhood. Since 2002 the area east of Wood Road has been built up as the township’s downtown around Eastwood Towne Center. The eastern sections are mostly homes, including parts of the Groesbeck and Urbandale neighborhoods.

The southeastern section is zoned only for agriculture and holds Michigan State University research farms, among them the Dairy Cattle and Horse Teaching and Research Centers. In the western section, the former Waverly Golf Course and the neighboring Michigan Avenue Park were sold for commercial and residential redevelopment in 2018, and the Edgemont Park census area lies north of Saginaw Street (M-43). Jacob F. Cooley was the first settler to buy land here, in 1837, and voters made it a charter township in 1963, partly for added protection from annexation. The Lansing and Waverly school districts both cover parts of it. Commercial strips line Grand River Avenue, Michigan Avenue, Kalamazoo Street and both sides of US-127, and in 2003 the township set up a downtown development authority that captures local property taxes for infrastructure around Eastwood.
