Old farmhouses next to newer homes

Watertown Township mixes old and new. About a quarter of its homes (26%) were built before 1950, yet the median home dates to 1976, and almost all of them (93%) are owner-occupied.

Wacousta grew up in the 1830s around a sawmill and gristmill on the Looking Glass River. An older house on a bigger lot can be hard to sell to a buyer with a standard mortgage when it needs a lot of work.

Dave buys rural and older houses in any condition and pays cash, so the sale does not depend on a lender’s appraisal or repair list.

Wacousta’s median age was 48.2 at the 2020 census, and about one household in ten there had someone 65 or older living alone. When a house and its grounds become too much to keep up, Dave buys it as it stands, and you choose the closing date, in as little as 10 days or later if you need time.

Wacousta and the Looking Glass River

Watertown Township split off from DeWitt Township in 1837 and became a charter township in 1966. It grew from 4,836 residents at the 2010 census to 5,563 at the 2020 census. Wacousta, its census-designated community, began when the Waterloo Joint Stock Company bought land on the Looking Glass River in 1837 to build a sawmill and gristmill. The venture outran the local demand and changed hands several times before Nathaniel Daniells repaired the sawmill and built a gristmill, helping the settlement grow. The river still crosses Wacousta from east to west.

Pronounced wuh-COOS-tuh, Wacousta later added blacksmith shops and doctors’ practices and became a center for local farming and trade. It was first drawn as a census-designated place for the 2010 census. The 2020 census found it entirely rural: 1,532 residents in 595 households, and 615 homes, only 3.3% of them vacant. Wacousta is part of the Grand Ledge Public Schools district.

Watertown Township records

Watertown Township is in Clinton County, so probate, deeds and back taxes are handled at 100 E. State Street in St. Johns, the county seat to the northeast.

Watertown was the first piece cut from DeWitt Township: in 1837 the original township was split by a north-south line, and the western half became Watertown. It covers almost 36 square miles, nearly all of it land, and grew from 4,162 residents in 2000 to 5,563 in 2020. In Clinton County, unpaid property taxes are foreclosed by the State of Michigan rather than the county, and a mortgage foreclosure ends in a sheriff’s sale at the courthouse in St. Johns. Dave buys during the redemption period that follows a sheriff’s sale.
