Selling an estate house in the Clinton County seat

St. Johns began as a railroad station in the 1850s and became the Clinton County seat in 1857. More than a third of its homes (36%) were built before 1950, the most of any Clinton County community on this site.

When the owner of one of those older houses dies, the estate is usually opened at the Clinton County Probate Court, downtown at 100 E. State Street. The family then faces the cleanout and the repairs an old house needs before it can be listed.

Dave helps with the probate process from start to finish, handles the cleanout and trash removal, and buys the house as it stands. See selling an inherited or probate house.

The Mint City

St. Johns is about 18 miles north of Lansing on US-127, and M-21 crosses the city east to west. The muck soil around it suits mint, Clinton County ranks first in Michigan for mint production, and St. Johns calls itself the Mint Capital of the World, with a Mint Festival every August since 1985. The city sits inside Bingham Township but governs itself, so a house just outside the city line is taxed by the township rather than the city.

The site was forest when it was picked for a Detroit and Milwaukee Railway station in late 1853; it was cleared and settled by mid-1854, became a village in 1857 and a city in 1904. The Paine-Gillam-Scott Museum, built in 1858 and the oldest brick house in the city, is home to the Clinton County Historical Society, and the Clinton Northern Railway Museum fills the former Grand Trunk depot with restored railway cars. The Wilson Center Auditorium on Cass Street hosts concerts and plays, and the Crosby Mint Farm, started in 1912, says it is the oldest continuously family-run mint farm in the country.

Every county office in one building

Living in the county seat puts the offices close at hand: the Clinton County Probate Court, Treasurer and Register of Deeds are all at 100 E. State Street, and the sheriff’s foreclosure sales are held at the courthouse.

Probate is in Suite 4300 and the Treasurer in Suite 2400. When a Clinton County house is lost to unpaid taxes, the State of Michigan is the foreclosing unit, and a former owner who wants to claim leftover sale proceeds has to file Form 5743 by July 1. St. Johns also has a real rental market, with a median rent of $870 a month by the Census estimate, and Dave buys rentals with tenants in place.
