Selling a Webberville house when you have to move

Webberville sits just off the I-96 interchange with M-43 and M-52, about 20 miles southeast of Lansing, which makes it an easy commute in either direction. It was renamed in 1867 for its postmaster, Hubert Webber.

When a new job or a family change means moving, the usual sale can leave you paying for two homes while the old one sits on the market, with showings to schedule from a distance.

Dave pays cash and closes on your timeline: in as little as 10 days if you need to be gone quickly, or later if you need time to pack. There are no showings to plan a move around.

Phelpstown, then Leroy, then Webberville

Ephraim Meech settled the village in 1837, when it was called Phelpstown. In 1850 it was renamed Leroy after Daniel LeRoy, Michigan’s first attorney general, and in 1867 it became Webberville because another Michigan town already had the name Leroy. The village is about 5 miles southeast of Williamston, in the northeast corner of Leroy Township. The township was established in 1840, covers about 34 square miles and counted 3,791 residents at the 2020 census.

The village itself covers less than 2 square miles, and its population has slipped over the last few censuses, from 1,503 in 2000 to 1,272 in 2010 and 1,288 in 2020, while the township around it grew from 3,653 in 2000. Of the two state highways that meet I-96 here, M-43 runs northwest through Williamston toward Lansing and M-52 runs south to Stockbridge. Outside the village the township is rural: the 2000 census counted about 107 people per square mile in Leroy Township, against more than 1,200 in Webberville itself.

Webberville and Leroy Township records

Webberville and Leroy Township are in Ingham County. Deeds are recorded with the Ingham County Register of Deeds in Mason, and an estate goes through the Ingham County Probate Court.

Leroy Township has the lowest median rent of any area on this site, $750 a month by the Census estimate, and $794 in the village. At rents like that, a new roof or furnace can take years to pay back. Dave buys rentals as-is, with the tenants still living there, so you do not have to fix the house or empty it before you sell.
