Selling a parent’s house in Charlotte through probate
Charlotte’s housing is older than most of the area. The median home was built in 1963, and more than a third (36%) were built before 1950.
Many older houses change hands when a family sells a parent’s home after a death or a move into care. If the house has to go through probate, the case is filed right in town, at the Eaton County Probate Court on Independence Boulevard.
Dave helps families through the probate process from start to finish and handles the cleanout and trash removal, so the house can be sold the way it was left. See selling an inherited or probate house.
Some heirs think about renting the house out instead. The Census puts Charlotte’s median rent at $779 a month, among the lowest of any area on this site, and renting means repairs, a tenant and a landlord’s duties, often handled from another city. Selling to Dave as-is lets the family decide without fixing the house first.

A county seat on I-69
Charlotte is about 21 miles from downtown Lansing, and Interstate 69 connects the two. The village was named for Charlotte Bostwick, wife of one of the land speculators who laid it out in the 1830s. It was named county seat when Eaton County was organized in 1837, although county business was handled in Bellevue until 1840. Charlotte became a village in 1863 and a city in 1871, and the Dolson automobile was built here from 1904 to 1907. The Battle Creek River bends through the south part of the city.
The original Michigan Central Railroad depot still stands at 430 N. Cochran Ave. and has been a restaurant, an ice cream parlor and a coffee shop over the years. The Eaton Theatre downtown opened as a single screen in 1931 and keeps its large square marquee and vertical sign. Charlotte sits on gently rolling prairie on the line between Eaton and Carmel townships, independent of both, with the Fitch H. Beach Airport in its northeast corner. Charlotte Public Schools runs Galewood, Parkview and Washington elementary schools, Charlotte Upper Elementary, a middle school and a high school, and Olivet College is about 10 miles south.
The county complex on Independence Boulevard
As the county seat, Charlotte holds every office a seller might need in one complex at 1045 Independence Boulevard. The Eaton County Treasurer there also lists free foreclosure-prevention counseling for owners behind on property taxes.
The same treasurer runs the county’s auctions of tax-foreclosed property, so a Charlotte owner who falls behind is dealing with an office right in town. Calling it early, while the taxes are only delinquent, leaves the most room to pay them off, set up help through a counseling agency, or sell before the deadlines arrive.
