A newer Potterville home with little equity
Potterville has some of the newest housing of any town on this site: the median home was built in 1994. Owners put the median value at $125,400, below the Eaton County median of $206,700.
Newer, lower-priced homes are often bought with small down payments. If the payments fall behind, there may not be much equity left once an agent’s commission and closing costs come out of a traditional sale.
Talk to your lender and a free HUD-approved housing counselor first. If a sale is the right answer, a sale to Dave carries no commissions, fees or closing costs to you, and he can also buy during the redemption period after a sheriff sale. See facing foreclosure.

Named for the Potter family
Potterville is named for Linus Potter, who settled here with his family in November 1845 and died the next year. His widow Diana stayed and raised their seven children on the homestead. Their son George became Eaton County sheriff in 1856 and later a state senator; Louisa taught the area’s first school, seven pupils in her father’s barn; and James helped bring the railroad through town and later donated the land for Potter Park in Lansing. Potterville became a village inside Benton Township in 1881 and a city in 1962, separating from the township. The 2020 census counted 3,055 residents.
The city has had some dramatic days. On July 6, 1994, lightning struck the water at Fox Park and injured 22 beachgoers; that September a magnitude 3.5 earthquake, rare for Michigan, was centered just east of town; and over Memorial Day weekend in 2002, 35 Canadian National rail cars derailed and leaking propane forced the evacuation of the whole city. Potterville Public Schools keeps its elementary, middle and high school on one campus along Main Street east of Hartel Road, and its teams are the Vikings. Hartel Road is M-100, which meets I-69 just south of town and runs north to I-96 near Grand Ledge.
Potterville’s county offices
Potterville is a city in Eaton County, so its probate court, treasurer and register of deeds are at the county complex in Charlotte, about 6 miles to the southwest in a straight line, half as far as Lansing.
Locally, Potterville keeps its own small police department, a chief and a handful of officers, while fire and EMS calls have been covered by the Benton Township Fire & EMS Department since the city dissolved its own fire department in 2019. Property taxes are billed by the city. If they go unpaid, they are turned over to the Eaton County Treasurer, the same office that auctions tax-foreclosed property, so the earlier you call, the more choices you keep.
