A Grand Ledge house with water damage
Grand Ledge is built along the Grand River and named for the sandstone ledges that rise 40 feet above it. The river is the town’s best feature, and in the 1880s a dam was built there partly to reduce the risk of flooding.
Water damage can come from many places: a basement that floods in a spring storm, a pipe that bursts while a house sits empty, or a roof leak that turns into mold. Once it is in a house, most buyers want it fixed before they will commit.
Dave buys water-damaged and moldy houses as-is. If you have an open insurance claim, his offer can be contingent on it, though it is usually best for you to hold the sale until the claim closes. More: selling a fire- or water-damaged house.

A resort town on the Grand River
Grand Ledge is 12.7 miles west of downtown Lansing. Settlers named the village in 1850, the Flint & Pere Marquette Railroad gave it a stop by 1869, and it was incorporated in 1871. The railroad turned it into a resort: by the late 1880s an estimated 60,000 to 70,000 people a year visited the Seven Islands Resort, and in 1888 Grand Ledge became the second city in Michigan, after Lansing, to get electric lights. The ledges between Island Park and Fitzgerald Park are still used by rock climbers.
The resort’s best-known relic is the Round House, a three-story pagoda Julian Mudge built on the edge of Second Island with half its foundation over the river. He meant its upper floors to rotate, but the spring flood of 1893 drove ice into the foundation and knocked it askew, the mechanism was never repaired, and it became known as Mudge’s Folly. Downtown, the Riverside roller rink of 1884 became Sackett’s Opera House in 1886; it later served as a furniture store, was donated to the Grand Ledge Historical Society in 1984, and is now an events space with a Barton theater organ that came from the Michigan Theatre in Lansing. M-100 links the city to I-69 to the south and I-96 to the north.
Grand Ledge is an Eaton County town
Grand Ledge is almost entirely in Eaton County, so its county offices are in Charlotte, not Lansing. A small part of the city extends into Clinton County, but no one lives in it.
The Grand Ledge Public Schools district, founded in 1886, is much bigger than the city: about 125 square miles, taking in Delta Mills, Mulliken, Wacousta, Eagle and a large part of Delta Township, and reaching into Clinton and Ionia counties. A Grand Ledge school address does not always mean an Eaton County house. The county on your tax bill decides where an estate is opened, and for a house inside the city, that is the probate court in Charlotte.
