Old houses in the Island City
Eaton Rapids calls itself the Island City because its downtown sits on an island in the Grand River. It is also one of the oldest housing markets around Lansing: nearly half its homes (48%) were built before 1950, and the median home dates to 1953.
In a river town, an old house can carry two kinds of trouble at once: aging systems inside it and water in the basement. Either one can turn a sale into a repair project.
Dave buys these houses as they are, with no repairs and no showings. If the house has fire or water damage and an insurance claim is still open, tell Dave: the offer can be contingent on the claim. See selling a fire- or water-damaged house.

Mills, a canal and mineral water
Settlers arrived around 1835 for the timber and water power, and the Old Red Mill was built in 1837. In the 1840s a canal, or race, was dug to send Grand River water to Spring Brook for the mills, and that is what made downtown an island. The raised water also left the shallow wells unhealthy, so E.B. Frost sank a deep artesian well beside his hotel, the Frost House, and its mineral water started the town’s nineteenth-century mineral water boom. The city sits in the south of Eaton Rapids Township on the Hamlin Township line, independent of both.
Within two decades of the first wells in 1869, the water had made Eaton Rapids nationally known as the Saratoga of the West. At least fourteen wells supplied the hotels and baths, and when the hotels filled, residents lodged visitors in their own homes. In 1921 John B. Davidson Sr. opened the only textile mill in Michigan that spun its own yarn; it supplied 95 percent of the wool yarn for major league baseball uniforms until it burned in 1969. The English Inn, a 1927 Tudor Revival mansion built for Oldsmobile president Irving Reuter, still stands on the river.
Eaton Rapids records are kept in Charlotte
The city and the township are governed separately, but both are in Eaton County, so probate cases, deeds and delinquent property taxes for an Eaton Rapids house are handled at the county complex in Charlotte.
Getting there is a straight run: M-50 goes about 9 miles west to I-69 at Charlotte. M-99 heads about 12 miles north to I-96 just south of Lansing, and M-188 leads to the VFW National Home near Onondaga. The Eaton Rapids school district also reaches north into part of Delhi Township in Ingham County, so a school address here does not settle which county a house is in; the tax bill does.
